Position: Project Manager, Construction
Location: Alexandria, VA
Salary: $85k - $120k + (commensurate with experience). Excellent benefits, lucrative bonus structure, & employee stock ownership***
Hours: in office 8 hour day, Monday - Friday
Hybrid: 1 Day - but possible 2 days to come
Requirements and skills
--Proven experience working as a Construction Project Manager with exceptional tenure
--In-depth understanding of construction procedures and material and project management principles
--BS/BA in Engineering, Building Science or relevant field
--PMP or equivalent certification will be an advantage
--Familiarity with quality and health and safety standards
--Familiarity with construction/ project management software
--Outstanding communication and negotiation skills
--Excellent organizational and time-management skills
--Superior knowledge of material and labor scheduling
--Excellent knowledge of contract and cost management
Responsibilities
--Collaborate with engineers, architects, suppliers and others to determine the specifications of a project
--Negotiate contracts with external vendors to reach profitable agreements
--Obtain permits and licenses from appropriate authorities
--Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
--Capable of crafting technical proposals and narratives that effectively convey understanding of a specific project
--Can confidently present subject matter in an interview scenario. Provide feedback to subordinates that elicits a positive reaction.
--Organize and plan all construction operations and schedule intermediate phases to ensure deadlines will be met
--Supervise the work of laborers, mechanics etc. and give guidance when needed
--Evaluate progress and prepare detailed reports
--Ensure adherence to all health and safety standards and report issues
--Possess a superior knowledge of the [drywall/rainscreen] trade and the interrelationships between adjacent trades
--Owns and manages the entire project, and can successfully lead an entire project team to desired outcomes
--Develop material and labor schedules for all assigned projects, consistent with the requirements of the Subcontract Documents.
--Maintain current OSHA 30 certification (every 2 years). Own the overall safety performance of all assigned projects
--Possess a superior knowledge of the Owner- Contractor Agreement, Contract Documents, and the company Subcontract Agreement
--Ensure that all projects costs are properly coded to project budgets. Own the cost management for and the profitability for assigned projects.
--Develop strategies to mitigate cost overruns
--Responsible for the overall material and equipment submittal/ value Engineering/approval/fabrication/delivery process for all assigned Projects.
--Manage the shop drawing coordination process between trades. Imparts knowledge of the shop drawing coordination process downward to direct reports.
--Owns the material management process for all assigned projects, including the buyout of material purchase orders
--Collaborating with engineers, architects etc. to determine the specifications of the project
--Can assemble accurate budget pricing for utilizing estimating applications and technical resources.
--Can successfully, through proper preparation, negotiate change order settlements with clients that maximize profitability and without damaging relationships.
--Responsible for Accounts Receivable, Accounts Payable, Billing, Estimating etc.
